The Means under new premises

The Means team recently moved into a new Welsh office within the West End Yard development. A commercial development scheme in Llanelli town centre, West End Yard was project managed by The Means for sister company Means Renewal.wey_250

Located at an important strategic gateway to the town, this difficult infill site has previously defied efforts to bring it back into beneficial use. In delivering this development, The Means has: 

  • Appointed and managed the design consultants
  • Packaged finance including negotiating grant support through the County Council's Sustainable Llanelli pot and Welsh Assembly Government property development grant
  • Secured development finance through a Swedish Bank
  • Navigated the regulatory hurdles - Flood Consequence Assessment, Planning Approval, BREEAM excellence standard
  • Prepared a Sustainable Travel Plan
  • Tendered and selected the Design and Build team
Through collaboration with the Design Research Unit at Cardiff University, the building will achieve the lowest carbon footprint in the town.
